King Kleen LLC – Terms of Service & Liability Waiver
1. Binding Agreement
By hiring King Kleen LLC (“Company”), the customer (“Client”) agrees to these Terms of Service, which constitute a legally binding agreement. Deposits are non-refundable. All balances are due upon completion unless otherwise agreed in writing.
Acceptance of Estimate/Quote: By accepting any written or electronic estimate, quote, or proposal provided by King Kleen LLC — whether by signature, verbal agreement, deposit payment, or electronic approval — the Client acknowledges and agrees that these Terms of Service and Liability Waiver become immediately effective and binding. No separate signature is required for enforcement once an estimate is accepted.
2. Services Covered
Window Cleaning: Removal of dirt, grime, and organic buildup. Excludes hard water stains, mineral deposits, paint, stickers, plaster, or etching unless specifically ordered. Client must disclose films, tint, cracks, or defects. Thermal stress cracks are not the responsibility of King Kleen.
Gutter Cleaning: Removal of debris obstructing water flow. Underground clogs or improper installation are excluded. Standard gutter cleaning includes a 30-day guarantee unless voided by overgrown trees or poor construction.
Siding & Exterior Cleaning: Low-pressure cleaning removes dirt, algae, and mildew. Excludes oxidation removal, artillery fungus, paint overspray, and deep staining. Loose siding, caulking failures, and pre-existing defects are not the responsibility of King Kleen.
Roof Cleaning/Rejuvenation: Performed using low-pressure, manufacturer-approved methods. Warranty: 12-month retreatment if growth reappears (conditions apply). Tree debris or shade issues void warranty.
Concrete/Hard Surfaces: Cleaning may reveal imperfections in concrete and will not make surfaces uniform in appearance.
3. Customer Responsibilities
Provide working water spigot and electrical outlet. Ensure windows and doors are shut and sealed. Secure pets, children, and sensitive items during service. Remove personal property (furniture, grills, planters, electronics, animal dishes, etc.). King Kleen is not responsible for damage to items left in work areas.
4. Liability Waivers
Windows: Client acknowledges that tools such as scrapers, steel wool, and water-fed brushes are standard practice. King Kleen is not responsible for scratches, hardware failure, or thermal breakage when windows are cleaned.
Exterior Cleaning: Client assumes all risks of water intrusion, paint chipping, loose siding, mortar dislodging, damage to fixtures, or property in/around work areas. King Kleen is not liable for damages to improperly installed, aged, or defective materials.
Property Access: Client grants King Kleen permission to access property for scheduled services.
5. Scheduling & Weather
Service schedules may be adjusted due to weather. King Kleen will notify the Client of any changes.
6. Payments & Collections
All balances are due upon job completion. Late fees apply after 10 days. Client agrees to pay collection costs, including legal fees.
7. Warranties & Limitations
King Kleen makes no warranties beyond manufacturer product warranties. Roof cleaning limited retreatment warranty applies as stated. No guarantee is made against regrowth, stains, or damages caused by structural deficiencies.
8. Indemnification
Client agrees to indemnify and hold harmless King Kleen LLC, its employees, officers, and contractors against all claims, damages, or liabilities arising from services performed.
9. Acknowledgment
By accepting, the Client affirms that they:
• Have read and understand this agreement and waiver.
• Acknowledge risks inherent in exterior cleaning.
• Authorize King Kleen LLC to perform services under these terms.
10. Subscription Services & Cancellation
Subscription services are offered as a 12-month maintenance agreement. By enrolling, the Client agrees to a minimum initial term of twelve (12) months. A valid payment method must be kept on file and will be billed automatically according to the selected plan schedule.
Subscriptions may not be canceled during the initial 12-month term. After the initial term is fulfilled, the subscription will continue on a month-to-month basis and may be modified or canceled with notice provided prior to the next scheduled service. Cancellations or changes submitted after a service has been scheduled or performed will take effect the following billing cycle.
Failure to maintain a valid payment method, declined charges, or non-payment does not constitute cancellation and may result in service suspension, collection activity, or early termination fees equivalent to the remaining contract value.
